PWA were appointed by Regal London in September 2018 to improve and optimise the mixed use scheme consisting of 62 apartments over two floors of office space to meet the client’s requirements. Entering into a Planning Performance Agreement (PPA) with Lambeth Council for the first half of 2019 the Section 73 Planning Application was approved in November 2019.
In parallel with the planning process PWA was working as lead designer to produce the Stage 3 and 4 design for the project which started on site in the winter of 2019. The 9 storey building with a height of nearly 30m was subject to the new Part B of the Building Regulations which meant the wall constructions needed to be non-combustible. Brick slip cladding with feature brick bonding patterns are the main feature of the front façade which sits on a plinth of glazes bricks interspersed with a bespoke metal screen. The 2 storey aluminum clad penthouse completes the scheme with residents benefiting from panoramic views across the borough. Other challenges and constraints were overcome which included acoustic resilience from the Northern Line tunnel running under the road in front and the narrow nature of the site leading the sequencing and buildability constraints.
