MSU7 comprises a two-storey extension to existing retail units within the Bluewater Shopping Centre which also included internal reconfiguration and works at Lower and Upper Mall levels, and the amalgamation of existing A1 retail units into one bespoke 37,000 sq.ft shell larger unit, linking over all three levels, for fit and occupation by international retailer Zara.

The project works broke through an existing Landlord Corridor to extend over the Centre’s busiest Service Yard, sitting tightly between three existing facades and the tenant continued to trade during the main construction works.

PWA were involved early on  as part of forming the proposals for the Agreement for Lease with the Tenant and coordinating the Landlord Specification document with the project team. Following novation to the main contractor RG Group, PWA undertook extensive coordination exercises with the design team to ensure the proposed structural, architectural and MEP elements worked within the existing parameters and restrictions. This was a particular challenge given the number of live services to be rerouted, retained and proposed and a close working relationship with centre management was key.

Throughout the construction and handover process, PWA continued to provide support to the Contractor, Client and Tenant to deliver a successful build with the works being completed at the end of August 2020 for fitting out by the tenant.
