Bracknell Regeneration Partnership

PWA led a design team appointed by the Bracknell Regeneration Partnership in a series of asset management initiatives for the Princess Square Shopping Centre including key refurbishments to the existing High Street in Bracknell Town Centre.

High Street

PWA achieved detailed planning approvals for the refurbishment of the existing High Street shopfronts as an upgrade to coincide with the launch of the Lexicon.

The Bracknell Regeneration Partnership are undertaking the major regeneration of Bracknell Town Centre in order to fundamentally change the landscape of the town. The new scheme, branded as ‘The Lexicon’ opened in September 2017.

PWA were asked to provide full services from planning through to completion on the refurbishment of the existing High Street to create a sense of unity with the surrounding Lexicon proposals.

The High Street lies within the heart of the masterplan proposals for the Town Centre and forms an integral link for the new retail circuit. The proposals look to refresh and upgrade the landlords’ shopfront surrounds to the existing High Street units to improve the overall aesthetic in this area when seen alongside the public realm works, to provide a coherent and consistent retail offer.

Without this upgrade, the High Street risked becoming an inferior environment to the rest of the town and, as a result, footfall may have suffered, which ultimately could have affected rental tone and tenant mix/quality of offer.

The works provided new porcelain ceramic cladding to pilasters and soffits alongside new timber ceilings and lighting to colonnaded sections. New finger signs for tenants were introduced alongside the lighting proposals. The refreshed look of the high street ensures the high street has maintained its role in the new Lexicon retail area and will attract new retailers to this prime area.

The refurbishments were completed and opened with The Lexicon in autumn 2017.

Princess Square

The Bracknell Regeneration Partnership (BRP) is a joint venture between Legal & General and Schroders UK working in partnership with Bracknell Forest Council to undertake a long awaited major regeneration of Bracknell Town Centre in order to fundamentally change the landscape of the town. The new scheme, branded ‘The Lexicon’ opened in September 2017.

In August 2012, PWA was appointed to work with BRP and lead a design team on a series of asset management initiatives on the 1980’s shopping centre, Princess Square, which lies within the BRP masterplan area. Thus far, these exercises have included unit re-configurations for new tenants, new mall ceilings with associated specialist lighting and replacement sprinkler installations, new entrance facades and displays, and a shop-mobility facility.

In parallel with these works, PWA has worked on two larger retail schemes at the design stage.
