The mixed use scheme forms part of the regeneration of the Merstham Estate on the site of the former Iron Horse Public House. The redevelopment of this site and the adjacent triangle site provides a focal point or gateway for the community and commercial activity on the Merstham Estate bordering Bletchingly Road, Portland Drive and Fieldoaks Way.

The Merstham Estate Regeneration plan is one of the key priorities in Reigate & Banstead Borough Council’s Core Strategy. This mixed use development comprises of a 4,000 sq ft Co-op convenience store and 3 smaller retail units at street level with 10 one and two bedroom apartments to be provided for shared ownership owned / managed by the Raven Housing Trust.

PWA were lead designer from the inception of the project through planning and were novated to the successful Design and Build contactor W.Stirland during the construction phase.
